Student accommodation in Christchurch starts with the University of Canterbury’s halls of residence, where 2027 first-year fees run from $12,835 for a self-catered room at Ilam Student Accommodation to $33,410 at the fully catered College House. Second-year and older students can use the self-catered Campus Houses from $14,292 a year, and Lincoln University, in the town of Lincoln outside the city, publishes its own halls and flats. This guide sets out the published figures, the 2027 dates and what I could not confirm.

University of Canterbury first-year halls
The University of Canterbury says all its first-year accommodation options are a few minutes’ walk from the Ilam campus. Fees are packaged for the academic year, and for catered halls the total is due whether or not you eat every meal.

The chart lists contract starts between 13 and 17 February 2027, with contracts ending on 27 November for most halls and 15 November at Arcady Hall. College House, and Rochester and Rutherford Hall, end 24 hours after your final university commitment.
What is included and what costs extra
- Included in every hall: free laundry, unlimited wireless internet for University of Canterbury students, electricity and local calls, and covered, locked bike storage.
- Bedding: Arcady Hall, College House, and Rochester and Rutherford Hall supply beds. The other halls offer linen packs to buy online.
- Parking: $100 a term at College House by ballot, and $500 to $650 a year at the other halls that offer it. Tupuānuku and Tupuārangi are pedestrian halls with on-road parking only.
- Up-front costs: the chart shows a refundable contingency fee of $300 to $500, a non-refundable administration fee of $350 to $650 and a residential life fee of $300 to $400. Most halls ask for $1,150 on acceptance, Arcady Hall $1,300 while Rochester and Rutherford asks for $3,040, which includes fees in advance.
2027 application dates
- Applications: opened on 1 August 2026 and were due by 25 September 2026 for a February 2027 start.
- Late applications: accepted, but not processed until 28 October 2026.
- Offers: emailed from 2 October 2026, with a response and deposit due on 27 October 2026 if you accept.
- No guarantee: the university says accommodation is in high demand. Unsuccessful applicants usually go on a General Waitlist, which is not ranked, and any student can be offered a room at any time.
The contract is a legally binding agreement between you and the individual hall, and refunds depend on when you withdraw. Cancellations must be made in writing, and the university says it does not accept telephone cancellations. Cooking equipment is not allowed in rooms.
Campus Houses for second-year students and above
Campus Houses are self-catered and run by UniLodge, and the university describes them as for students in their second year of study and beyond. Your contract is directly with UniLodge. The 2027 fees are:

Car parking is included and laundry is free. Single, studio and one-bedroom 48-week contracts run from 11 January to 13 December 2027, while the longer contracts run from 25 January 2027 to 10 January 2028. There is a $300 refundable contingency fee and a $350 non-refundable administration fee, which is $250 for returners. The page asks you to contact UniLodge directly to apply, on +64 (03) 266 0400.
Lincoln University
Lincoln University sits in the town of Lincoln, outside Christchurch city, and runs its own accommodation. Its page lists seven catered halls, which first-year students normally live in, and four self-catered flat options for second year onwards. The page appears to show 2026 costs and does not state application dates, so check the figures for 2027 before you rely on them.

Lincoln’s FAQs say catered fees cover the costs of living in the hall, with snacks, travel and entertainment extra. In the self-catered flats, power is included but you pay the difference if you exceed your semester allocation. You can list your top three halls when you apply. A limited number of two- to four-bedroom campus houses are available for students with families, through Accommodation Services on +64 3 423 0525.
Renting privately: bond, rent in advance and fees
If you do not get a hall place, you will be renting in the private market. Tenancy Services says a landlord can charge a general bond of at most 4 weeks’ rent, which is optional for the landlord and must be paid at the start of the tenancy. The landlord must lodge it with Tenancy Services, within 23 working days of receiving it if you paid it to them.
Community Law says a landlord can ask for two weeks’ rent in advance, and that letting fees and lawyers’ fees are among the charges a landlord is not allowed to pass on to you. At $300 a week, for example, a 4-week bond is $1,200 and two weeks’ rent in advance is $600.
What to check before you book
- Weeks charged: halls charge for 31 to 48 weeks, not 52, so ask what happens during the holidays and whether meals continue at breaks.
- Catered weeks: at Rochester and Rutherford Hall, fees cover 31 catered weeks with a maximum of 39, so read exactly what the total buys.
- Up-front payments: compare what is due on acceptance and the payment schedule, since these differ by hall.
- Withdrawal terms: read the refund conditions before you accept, and cancel in writing.
- Parking and bedding: add these to your budget if the hall does not include them.
I could not verify private rents in Christchurch, suburb-by-suburb costs, transport times, or accommodation run by Ara Institute of Canterbury from official sources, so I have not stated them.
