Student Accommodation Guildford, UK

University of Surrey accommodation costs from about £137.50 a week for a budget single to £217 for a standard en suite at Manor Park in the university’s 2026/27 price list, with studio flats at £302 to £312 a week. Surrey guarantees a room to new undergraduates who held it as their firm choice, applied by 25 July 2026 and met their offer by 20 August 2026. This guide covers prices, the guarantee for firm, insurance and Clearing applicants, payment dates and what to check before you book.

Prices on this page come from the University of Surrey’s 2026/27 accommodation price list and payment pages. The price list’s layout is hard to read, so I have only included prices I could match to a room type with confidence. Check the full list for your price band.

University of Surrey rooms and rents (2026/27)

Surrey’s 2026/27 price list prices rooms by band, and each band spans several locations. The student rates I could confirm, per room per week:

Room typeWeekly price
Shared duplex, Stag Hill Court£89.50
Budget single (Cathedral, Stag Hill Court)£137.50
Budget single (Battersea, Surrey, Twyford, University)£147.50
Budget single (Blackwell Farm, Chalk Pit Farm, Cornerways, Manor Farm offsite cottages)£159.00
Standard single en suite (Bellerby, Millennium)£208.50
Standard single en suite (International, Manor Park, Twyford, University)£211.50 to £217.00
Manor Park self-contained studio flat£302.00 to £312.00

The Manor Park en suite and studio prices include 75% council tax, according to the price list. The list also has premium en suites and family accommodation, which I could not read reliably, so use the university’s page for those. Our guide to university halls versus private student housing explains how the two types compare.

Payment dates

According to Surrey’s prices and payment page, there is no deposit. You pay a £250 advance fee when you accept your room. Undergraduates are allocated 19 September 2026 to 14 June 2027, and the page shows rent paid in instalments around October, January and April, with a fifth payment for postgraduates covering 14 June to 4 September 2027. Using the £211.50 weekly band as an example, the second instalment of £3,172.50 was due by 12 October 2026. The invoice is normally sent within 14 days of moving in.

Accommodation guarantee

According to Surrey’s undergraduate application page, new undergraduates (those who have never studied at Surrey at any level, including a foundation course) starting in September 2026 were guaranteed a place if:

  • Firm choice: they applied by 25 July 2026 and met their formal offer by 20 August 2026.
  • Insurance choice: they applied by 15 August 2026 and met their formal offer by 20 August 2026.
  • Clearing: they referred themselves via UCAS by 5pm on Friday 14 August and applied for accommodation by 5pm on Monday 17 August.

Applications opened on 4 February 2026 and outcomes were sent in mid to late August. You cannot request a specific location because each price band spans several, and preferences can only be changed by emailing the accommodation team. After an offer you have seven days to accept, which requires the £250 advance payment and acceptance of the licence agreement. Check the page for the dates for your intake.

Private and shared options

Private purpose-built blocks and shared houses are the usual choices from second year, and prices vary by provider and area. I could not verify current prices for individual private buildings, so compare each provider’s total cost, bills and contract length.

What to check before you book

  • Your price band and what it includes, including whether council tax is covered.
  • That you are applying for the correct academic year, as the university warns that the wrong year can invalidate an application.
  • The 25 July guarantee deadline for firm choice applicants and the seven-day acceptance window.
  • The £250 advance fee and the instalment dates.
  • Safety basics. See our student accommodation safety guide and checklist.
