Student Accommodation Waterford, Ireland: SETU Residences Guide

Student accommodation in Waterford is tight. South East Technological University (SETU) has 427 campus bed spaces in Waterford, allocated first come, first served, and its own guidance says there is a housing crisis in the city and that you should reserve as early as possible. This guide covers SETU’s two residences, the €300 deposit rules, how to find private rentals and what is planned.

Details come from SETU’s residences, international students FAQ and Student Pad pages, a Waterford Live report on a planned development and the Residential Tenancies Board (RTB), checked on 1 November 2026. SETU’s pages did not list rents, so this guide gives no rent figures.

SETU campus residences in Waterford

Residence Beds Details
College Campus 66 single en suite rooms (3 accessible) In the grounds of the Cork Road Campus, on the west side of the city
City Campus 360 bed spaces in 94 apartments Two four-storey blocks built in 2002, about two minutes’ walk from College Street Campus and ten minutes from the city centre
  • Allocation: first come, first served. It is not a lottery, so reserving early matters.
  • Deposit: a €300 cancellation and security deposit for both residences. Cancel up to three days after Irish Round 1 college offers are released (usually mid-August) and you get it back in full. Later cancellations, or declining a formal offer, forfeit it.
  • Bedding and kitchen pack: an optional yearly fee of €25 covers bedding, crockery, cutlery, towels and cooking utensils.
  • Semester stays: possible, but each semester must be paid in full before arrival.
  • Signed contract: if you leave early you remain liable for rent until your room is filled.
  • Key card: payment must be received before arrival to collect it. Contact the team in advance if you arrive outside office hours.

Finding private accommodation

SETU runs Student Pad, a free site for rooms, houses, apartments and digs near its campuses, which it describes as accredited private rentals. It offers property alerts and a message board. I could not find official average rents for Waterford, so I have not stated any. Daft.ie and similar sites list private rentals, but SETU does not vet them.

Irish rules help whichever route you take. For student-specific accommodation the RTB caps a deposit at one month’s rent and rent in advance at one month, so the most you can be asked for to secure a place is two months’ rent. A tenancy or licence should not exceed 41 weeks unless you ask. A fixed-term student tenancy can be ended for any reason between 1 May and 1 October, and landlords must register tenancies with the RTB. A room in the home of a landlord who lives there (digs or rent-a-room) is outside the RTB’s remit, so those arrangements rely more on what your agreement says.

What is planned

Waterford Live reported that planning permission was granted for 85 student apartments with 582 bed spaces in four blocks near SETU, with an access onto Ballybeg Drive. The report’s dates conflicted, so I could not confirm when permission was granted, and it gave no opening date. Do not plan around beds that are not built yet.

What to check before you book

  • Reserve early: SETU says to reserve as early as possible, and rooms are not allocated by lottery.
  • Know the cancellation date: three days after Round 1 offers, usually mid-August, is the cut-off for a full deposit refund.
  • Semester stays are paid up front: check you can afford the full semester before arrival.
  • Check any private lease: ask whether it is registered with the RTB and what the deposit is.

I could not verify SETU rents, application opening dates, average private rents or which areas are best for students from official sources, so I have not stated them. Never pay a deposit before you have a written agreement and proof the property is genuine. Before you commit, read our guide to university halls versus private housing, the checklist of what to look for before you sign and our safety guide.
